SubTo
SubTo is Pace Morby's paid creative-finance community, focused on subject-to deals. It is the largest documented paid community in the operator tier of this research. SubTo does not publish its prices, so every figure here comes from third-party review sites, and those sites disagree: Real Estate Bees lists four tiers from $9,800 to $18,800, while Ark7 reports a $7,800 to $19,000 range. Ark7 also reports more than 10,000 members, more than 20 live Zoom sessions a week, a private Facebook group and a Discord. Ark7 says the Standard tier bundles AstroFlipping access, VA support, a transaction coordinator and a CRM whose vendor is not publicly named. Subject-to deals also carry structural legal scrutiny, so anyone evaluating the program should read its terms closely.
KeyGlee
KeyGlee is a wholesale real estate franchise co-owned by Jamil Damji, founded in 2019 in Tempe, Arizona. According to a SharpSheets summary of its 2025 Franchise Disclosure Document, KeyGlee claims more than 100 locations in 45+ metros. The same summary lists a $100,000 franchise fee, a total initial investment of $122,300 to $296,550 and a 9% royalty. Franchisees run actual wholesale offices, which makes this the most operator-heavy audience connected to Damji. The litigation section of the FDD (Item 3) was not reviewed in the research, so nothing here speaks to it. Anyone weighing a franchise should read the full current FDD directly.
Whether you go with SubTo or KeyGlee, the program teaches the strategy. Running it as a business is what decides whether the strategy keeps paying: every lead in one pipeline, follow-up that never slips, and a weekly meeting that looks at real numbers.
